Someone Damaged What You Own. We Make Them Pay to Fix It.

A negligent neighbor, a careless contractor, or a government entity damaged your property. We investigate the cause, prove who is liable, and recover your repair costs and losses across Northern Virginia.

Two Clocks You Cannot Miss

The Deadline Depends on Who Caused It

5 Years
Virginia limit to sue for damage to your property
1 Year
Notice deadline if a city, county, or the state caused the damage
3 Ways
Recover repair cost, diminished value, and loss of use

Sources: Code of Virginia § 8.01-243(B) (property damage) and the Virginia Tort Claims Act notice rules.

Property damage claims hinge on proof and timing. The cause must be documented before repairs erase the evidence, and if a government entity is responsible, a short notice deadline can bar your claim entirely.

When the Damage Is Someone Else’s Fault

When your property is damaged by another’s conduct, the law lets you recover. But recovery depends on two things: proving what caused the damage, and proving who is responsible for it. Both get harder as time passes and repairs move forward.

We move quickly to document the scene, identify the cause, and pin down liability, whether the culprit is a neighbor, a contractor, a utility, or a government entity. Each defendant brings its own rules, and government claims in particular carry short, strict notice deadlines.

Then we put a full number on your loss: not just the repair bill, but the lost value and the cost of being without your property while it is fixed.

Attorney Insight

“The two things that sink property damage cases are waiting too long and fixing the damage before anyone documented the cause. If a government entity is involved, the notice deadline can be brutally short. The fastest call you make is often the most important one, because we can lock in the evidence while it still exists.”

Common Questions

Answers Before You Call

Someone damaged my property. What do I need to do first?
Document everything before you repair it: photos, video, dates, and any communications. The cause of the damage is what proves liability, and repairs can erase that proof. Then call us so we can preserve the evidence and identify who is responsible.
How long do I have to file a property damage claim?
In Virginia, generally five years for damage to property. But if a city, county, or state entity caused the damage, a much shorter notice deadline applies, sometimes within months. Confirm your deadline immediately.
What can I recover?
Usually the cost to repair or replace, the diminished value of the property even after repair, and the loss of use while you are without it. We build the full number rather than settling for the repair estimate alone.
A government entity or utility caused the damage. Is that different?
Yes, significantly. Claims against public entities are governed by special rules and short notice requirements under the Virginia Tort Claims Act and related law. Missing the notice window can bar an otherwise valid claim, so act fast.
My insurance company is lowballing me. Can you help?
Often, yes. When your own insurer undervalues or denies a legitimate claim, we can press for the full amount your policy owes and address bad-faith conduct where it applies.
Do these cases settle or go to trial?
Many settle once liability and damages are well documented. We prepare every case for trial, which is frequently what produces a fair settlement.

Recover the Full Cost

If your property was damaged by someone else, the evidence and the deadline will not wait. The sooner we document the cause, the stronger your claim. Serving Leesburg, Fairfax, and all of Northern Virginia.
